  1. How exactly are the houses chosen for our tour? Like grandma's secret recipe, the exact method will not be revealed.  However, a number of factors are incorporated into a basic algorithm for the search.  The factors include a) difference between the most recent sales price and current asking price; b) difference betwen the highest recent asking price and current asking price; c) the house has been foreclosed and is bank owned; d) if the house is not bank owned, that is has been pre-approved for a 'short sale' by the bank; e) the actual value of the house realtive to all other houses on the market in the immediate area. IN TOTAL, OUR GOAL IS TO FIND THE ABSOLUTE BEST AVAILABLE DEALS FOR OUR CUSTOMERS FOR EACH TOUR.
  2. How do I pick my tour? Pick the tour only in an area where you want to live or purchase a house.  Taking a tour in an area where you think you'll find more interesting houses, generally ends up with a customer just spectating.  If you plan on joining us to learn, have fun, and see something new, pick any tour. If you really want to buy a house, chose only a tour in an area where you expect to be purchasing in the near future.  You pick the tour and rest assured, we will find you the deal of a lifetime.
  3. If I find the house I want to buy, should I get off the tour? Maybe.  If you find an ideal house at an ideal price, it may behoove you to begin working on acquiring it immediatelu.  However, our agents on the bus will phone and e-fax offers from the bus.  Our mobile offices will be able to fax offers directly to bank representatives as well as print and process specific mortgage pre-approvals from the tour.  So, don't get off unless there is a very compelling reason.  You might like the next house better than the last one!
  4. How often will the tours be held? Our tour guides and real estate professionals will be holding tours as often as they can find a properties that meet all the criteria of great deals.  We will not hold tours until we have a perfect tour route planned.
  5. Can I pay just for the list, and not attend the tour?  No. The foreclosure tour list is of immense value.  To sell it to investors or others prior to each tour would vastly diminish the value of the tour to our guests.  Therefore, we do not sell our Tour List and it is made available once passengers board the bus. 
  6. Can I pay for the tour, obtain the list, and not attend? No.  We feel that dissemination of the list to persons not coming on the tour would provide other a certain advantage to our guests.  Guests purchasing the list would have the ability to go ahead of the guests.
  7. How can I get my house on the tour?  LIFT Tours is not a real estate broker.  However, we work with several agents and brokers in your area.  Please call us and we will have a preferred agent come and inspect your property.  Our criteria are tight and we are only willing to accept very, very few houses for tours.  Homeonwers must be willing to meet 100% of our predefined terms prior to being accepted onto the tour. 
  8. I work in a bank R.E.O. Department.  How do I have your company list my product? If you are a bank representative looking to have LIFT Tours work for you, please call David Farrell at 516-987-9305.  Yes, the decision to agents authorized by LIFT Tours will make you look very good at your next review.  It will also get som houses off your REO list.  Let us actuall sell your house, not just put a lock box on it and wait.  In the mean time, ask your broker what they are doing to actually get the houses you have sold them to sell.
  9. What does LIFT Tours do for a homeonwer? Before we allow a property on our tour, it is visited by a Home Inspector, Appraiser, General Contractor and a Real Estate Broker.  Each team member provides unique pespective to help get a house sold. Each team member visit every single house we put on the tour, whether it is another company's listing, the private listing of one of our agents, or a new bank listing on which we've just started work.
  10. Why does this website appear very basic?   11. Does LIFT Tours only do foreclosure sales and short sales? No - LIFT Tours will work with any distressed sale.  Our objective is to include not only foreclosures and short sales, but also court mandated sales (for guardianship matters, divorces, etc.), estate sales, and other similar scenarios requiring the swift sale of real property.

  13. I understand that Press & Media often travel on the bus.  Do I have to speak with the media?  No.  The media often travel on our buses and add to our enjoyment of the day.  If you do not want to speak with journalists or reporters, please let a sales representative at LIFT Tours know on the day of the tour.  In addition, all members of the media have been very respectful to those interesting in maintaining their privacy and their anonymity.
