What we do: Long Island Foreclosure Tours provides a service to people looking to buy real estate at the best possible price.

How we do it: From time to time, we operate executive buses. However, tours are typically given in vans or large SUVs.  We provide buyers a tour of approximately seven of the best priced houses in a given area, all in one day! Each tour takes its customers to a different group of towns.

How do we pick the houses for the tour? Our #1 priority is to provide the absolute best deals in a given area. Generally, we start by researching the area marketplace and choosing properties that are a) priced a minimum of $100,000 below the price at which the property sold in the past two years, b) are generally bank owned, agressively priced, vacant and ready for delivery.

Why pay for a tour?  What we offer is worth many times the cost of our tour. We provide the following:

  • At the start of the tour, customers are given the LIFT Tour package which includes: a) A property record card for each house to be shown; b) an MLS printout for each property to be shown; c) a list of pre-foreclosure houses in the area; d) area demographics; e) school district information; f) mass transit data for each community; g) current foreclosure and housing statistics for each community; h) sample mortgage data costs based upon a variety of down-payment scenarios; i) estimated renovation costs for each property; f) rental values for comparable properties in the area.
  • The list of the houses to be shown on the tour is kept private up until the beginning of the tour so that our customers get the best shot at purchasing the house. It would cost a minimum of $50 per property report to pay a professional to develop it.
  • Each Property Report Contains:details from the property records (house size, lot size, Assessment Information, Real Estate Taxes, etc.), as well as four comparable sales of houses nearest the subject that have recently sold, prepared by a Certified General Appraiser, a summary house inspection written by a NYS Licensed Home Inspector, a Mortgage Cost Estimate from a mortgage broker, and other vital information.
  • Up to 8 houses will be shown on a given day per tour. Should you buy one of the houses shown, you will receive a rebate of $500 from LIFT Tours.  Each tour will focus on a different section of Long Island, so choose your tour wisely.  Most tours will be able to manage about 7 properties within the tour time frame.
  • Lunch - Smaller tours allow us the opportunity to show our customers more properties than those tours run in our 30+ passenger buses.  However, only the tours given in buses include lunch.  Others inclulde refreshments and snack, but we spend our time getting to and through each property, which is the mission of LIFT Tours. 
  • Customers are under no obligation whatsoever to use the services of any of the real estate professionals on the tour. Our goal is to provide our customers with such fantastic service that they will want to use us for all of their real estate needs.

The cost of the tour is $50 per person or $80 per couple when paid in advance. [Seating may not be available on the day of the tour.] The tour includes a full lunch at a great restaurant. It includes property reports on all properties (even if we are unable to make it to all of the houses due to time constraints). Click here to see a typical property report.

If you purchase any of the houses showcased on our tour, you will be refunded $500 at closing!  That's ten times the cost of the tour.
